Six updates that will pay off when you sell your home

The real estate market is still on fire! Here are 6 updates that will help you sell your home.

1.Painting a Neutral Color

Painting the walls a neutral color costs on average $2 – $6 per square foot. Using a neutral shade will make the home more inviting and give it a fresh feel. This makes it easier for potential buyers to see their own things in the space.

2.Replacing Your Garage Door

Replacing your garage door costs on average around $1,124, but when you list your home for sale, it adds value to your property. Replacing an old and worn-out garage door will positively impact curb appeal, which in turn leads to higher property values. On average, you’ll recoup 97.5% of your investment here according to a study from Remodeling magazine.

3.Refacing Your Cabinet Doors

Replacing cabinets in your kitchen is an affordable way to update your home’s look with minimal time or money spent on renovations. Refacing your cabinet doors starts on average between $1,000 – $3,000, depending on style and size choice. This may seem like a lot, but if you consider that this price includes all doorknobs, hinges, handles, drawer slides, etc., you realize what good value these doors are compared to other projects that cost upwards of $5,000 – $10,000+. The great thing about replacing just the cabinet door panels is that they won’t impact outside the space itself, so there isn’t much clean-up or mess left over after.

4.Updating Bathroom Fixtures

Updating the finishes in your bathroom will also give you a good return for money invested, price-wise and value-wise. This project usually costs between $1,000-$5,000 depending on what fixtures are included, but on average, you can recoup about 66% of the remodel cost after you sell your home. Installing new hardware such as faucets or replacing old toilets with newer models is also a home improvement that’s not too expensive and adds equity without breaking the bank.

5.Outdoor Improvements

Landscaping can make a huge improvement to your curb appeal. Projects range from just removing weeds or old plants to bringing in mulch, seasonal plants, and flowers, or even new grass. On average, sprucing up your landscaping costs between $50 – $700 each.

If you need to do some work on your exterior, a few projects offer a significant return on investment. One example is adding outdoor living space, such as adding an outside kitchen or a fireplace for entertaining guests in the backyard. Adding these features can increase your home’s value by up to 12.4% without costing much more than just materials which cost about $1,500-$2,000 depending on what you choose. Plus, it’s always nice having somewhere with extra space and comfy chairs where friends and family can come to visit during those beautiful summer evenings!

6.Replacing Windows

Installing new windows can vary in price depending on how many and what type of windows you install. Still, they add value to your house by increasing energy efficiency, allowing people with older homes to save money on their monthly utility bills. Replacing your home’s old windows with new ones costs on average $650 per window and can have a return on investment of on average 73.4% – 70.8% depending on materials.

Check out Northside Distilling

Northside Distilling began as a basement hobby—two friends with a still, exploring their passion for authentic, high-quality craft spirits. Before long, word spread and a weekend pastime became a bona fide business.

To meet growing demand, operations were moved out of the basement to the family barn located in Cincinnati’s historic Northside neighborhood, where the brand was officially born and began expanding a line of spirits known for its local flair.

Northside continues to grow, and with another move—this time to Cincinnati’s vibrant downtown scene—Northside Distilling has further broadened its offerings of award-winning, authentic spirits with deep yet smooth taste profiles. With each sip, savor the flavor that is unique to the Northside.

Northside Distilling is Cincinnati’s first distillery since Prohibition. We currently produce bourbon, gin, vodka, American agave and seasonal rum as well as limited-edition specialty releases and private label spirits.

Our Race Street location offers tours, free tastings, private events and an interactive shopping experience for Northside Distilling spirits, swag and everything in between. Burger Week at Street City Pub, July 12-18

July brings many happy moments with fireworks, pool parties, barbeques, and Burger Week! Hungry burger lovers will treasure hunt their way through the Greater Cincinnati area to discover new burger destinations and favorites.  Street City Pub is prepared for the rush. They decided to pay tribute to their sister restaurant, Prime Cincinnati, by featuring a Smash version of the famous Jack Burger.

The relationship between the two brands is strong. Situated in the heart of Central Downtown Cincinnati, they reside side-by-side in the @580 Building on Walnut Street. Menus for both were designed by Chef Shawn Heine. The Jack Burger is named for his youngest, precocious son, Jack. Just like his son, the burger is memorable and sweet with a Jack Daniels Bourbon Bacon Jam.

Street City Pub has big plans brewing inside its cozy walls. Over the past year, the ambiance has changed. There is a sliding glass walk-out to an urban patio on 6th Street. Venture past the entrance and through the “pub” area to a secret room with murals featuring the Cincinnati connector, the Aronoff Center’s main stage, and bourbon barrels. Extending from the Aronoff mural is an actual stage to feature Cincinnati’s local talent for musical evenings. Lounge seating is available, and a new bourbon display is in the making. When thinking of Street City Pub, remember to expect the Unexpected.
